💡 Hint: Your credit score plays a bigger role in securing the best mortgage rates than you might think.  In fact, a credit score is going to be a very large siding factor in getting you approved for a mortgage. Lenders will often look at your debt income ratio to ensure that you would be able to afford the monthly mortgage payment. I highly recommend that everyone obtains a recent copy of their credit report, and make sure to obtain copies from the three reporting agencies, such as Experian, Trans Union, and Equifax. Make sure to look over the report for any inaccuracies and dispute. Anything that doesn’t belong. To make a big impact on your credit score, make sure you payall of your bills on time. Over the course of a few years, it will have a dramatic increase on your overall score. Having trouble with debt, begin by making payments each month, but become discipline to pay down the debt as quickly as possible. That may entail some sacrifice for some personal wants but overtime you will be in a much better position. When the smallest debt is paid off, take that amount and add it to the next smallest amount. This debt snowball effect will help reduce your overall debt ratio.

Another important tip is to use cash for all purchases. While using credit cards can help establish credit, people tend to overspend because they cannot keep track of their purchases as easily while using a credit card. In addition, the credit card companies will only require consumers to pay a small monthly payment. Meanwhile, the interest rate on the credit cards accrued daily and making the items purchased a lot more expensive. Using cash will keep the purchasing to what is absolutely necessary. Quick Tips Before Buying A Home

Here are some quick tips to ensure a smooth process:

1️⃣ Get a thorough home inspection to assess safety and condition.  When submitting an offer on a house, make sure you speak with your agent on what type of home inspections you are able to get.  For example, most home buyers obtain a whole house inspection.  This will give you a very good idea of what items need to be addressed before settlement.  Another important inspection is a termite inspection or any type of wood, destroying insect. When completing these inspections, the buyer is made aware of any potential concerns with the house. The agent can then write up what is called a reply to inspection and have the seller address the concerns within the inspection reports. In the case of a home that has a septic system, the seller pays for the pumping of the septic while the buyer pays for the inspection. A water test can be done in a situation where a home use as well water. Home inspections can certainly provide a piece of mind when buying a home and is something that I highly recommend for a first time homebuyer.


2️⃣ Secure mortgage pre-approval early.  When looking to purchase a home, the buyer should obtain a preapproval letter from their lender of choice. There are many advantages of being preapproved during the beginning of the home search process. For example, the buyer will have a better understanding for what type of house they could afford and or being comfortable with the mortgage payments. It also helps the buying agent filter and send the homes to the buyer that are in their price range. In addition, if the buyer has or expresses interest in a home, they can write an offer that day because they have the preapproval. In order for the agent to submit an offer, they must show proof for the intent on how they want to pay for the house. Without the preapproval, the buyer will need to obtain that first, which then can delay the offer. I’ve seen buyers miss out on the home of their dreams because they did not get the approval prior to any showings.


3️⃣ Work closely with your real estate agent for effective communication with the seller. It is very important for the agent to have very clear and regular communication with the listing agent. Once a house goes under contract, both agents will do their due diligence for both the buyer and seller.
